“PACTUM” EOOD, a company incorporated and existing in accordance with the legislation of the Republic of Bulgaria, entered into the Commercial Register and the Register of Non-Profit Legal Entities with Unified Identification Code: 203608593, with registered office and management address: city of Sofia, post code 1000, “Tsar Osvoboditel” Blvd., No. 14, floor 6, represented by the manager Anastasia Miroslavova Tsolova („the Company“ or „PACTUM EOOD“ ), maintains and owns the website, accessible at address: pactumbg.com („the Website“).
Through the Website, the Company presents its activity in real estate transactions intermediation (purchase-sale, exchange, renting out and hiring real estate under rent), publishes listings for real estate properties offered for sale or for renting out, and provides visitors with the opportunity to make inquiries, request an on-site viewing inspection or consultation.
Your access to the Website and its use are subject to these terms and conditions(„the General Terms and Conditions for Use“) and to all applicable legal acts. These General Terms and Conditions for Use govern the relationship between you and the Company in connection with access to and use of the Website.
1. Adoption and amendment of the General Terms and Conditions for Use
Every user should carefully read these General Terms and Conditions for Use before continuing to use the Website. By accessing and browsing the Website, you declare that you have read and understood and that you accept these General Terms and Conditions for Use, and from that moment onwards they shall have a binding effect in the relations between you and the Company. The real estate listings published on the Website, including the sales prices, leasing prices and other parameters indicated therein, do not constitute a binding proposal (offer) within the meaning of Art. 13 of the Obligations and Contracts Act, but an invitation to make an inquiry and conduct negotiations. The listed prices are indicative, they are determined by the owners of the respective real estate properties or by their representatives and they may be changed at any time without prior notice.
The Company’s intermediation services are provided on the basis of a separate written intermediation contract concluded between the Company and the respective customer, which regulates the scope of the services, the rights and obligations of the parties, the due remuneration and the conditions for its payment. These General Terms and Conditions for Use do not replace or amend such a contract. Submitting an inquiry or request for an on-site viewing inspection through the Website does not create in itself a contractual intermediation relationship and does not give rise to an obligation for payment of remuneration.
3. Information for the real estate properties
The information for the real estate properties published on the Website (descriptions, surface/floor areas, photos, location, prices, etc.) is based on data provided by the real estate property owners, their representatives or third parties. The Company takes due and diligent care for the accuracy and up-to-date relevance of the published information, but it does not guarantee or declare that such information is complete, accurate and exhaustive at any one moment. The indicated surface/floor areas, boundaries, encumbrances and other characteristics of the real estate properties are subject to verification based on ownership documents, as well as cadastral and other official sources, before concluding a transaction.
The published photos and visualisations are of an illustrative nature. It is possible that a specific real estate property published on the Website has already been sold, rented out or withdrawn from the market, without the listing having been removed immediately.
